If buying a fully furnished home that looks like a hotel is your fantasy 35 Summer St. in Kennebunkport, Maineis a dream come true. The six-bed, six-bath (4 full, 2 half) Italian mansion is valued at $3,995,000.

“I sell it with everything; you come in with a toothbrush. You can close on Friday and have 100 people at a cocktail party that Friday night,” said Tim Harrington of Atlantic Holdings, who owns the house.

Originally built in 1855, the house is known as the “Joseph Titcomb House” and was built for a Maine politician. Harrington first learned of the house when he lived across the street.

“I bought it during COVID, then walked in and it needed a refresh,” said Harrington, who originally intended to turn it into a mini boutique hotel. But in the end, he decided it would be best to use it as a home.

Set on 2.6 acres, the property includes a six-bedroom main house with a wide front staircase. One of the highlights, however, is the spacious kitchen with a butler’s pantry, white quartz countertops, three ovens, two refrigerators and four dishwashers.

The lower level is full of surprises: The secret entrance is reached after taking the book from the shelf. An opening leads down to the 1,000-book library, which includes a humidor, wine cellar, and tasting bar.

There is also a home gym with a separate entrance overlooking the backyard. A separate three-story carriage house has parking for five cars.

The outer space has been thought out as well as the inner areas. In the yard, the elegantly manicured gardens are lush and full of hydrangeas. To the rear, you’ll find a stone patio with a fireplace that’s perfect for entertaining, a dug-in reflective pool, a fenced-in pool, and a custom soccer field.

“When we talk about a property like this, we want to surprise and delight our guests, and that’s what we’ve done with this home,” said Harrington. “Surprise and delight.”
